The last AC company probably sprayed some foam on the filters and called it a service. Proper servicing covers four systems: coils, refrigerant gas, condensate drainage and ducting. The evaporator coil inside your unit and the condenser coil outside both collect Dubai's airborne dust, and shamal events can visibly coat them in a single week. A fouled coil insulates the refrigerant from the air, which drops heat transfer and forces the compressor to run longer for less cooling. Industry figures put a badly fouled coil at twenty to thirty percent extra power consumption. The wrong service is a filter wash alone, because filters catch only part of the dust and the coil keeps fouling. The right service is chemical coil cleaning: the coil is accessed properly, cleaned with correct coil cleaner, rinsed under controlled pressure so fins are not bent, and airflow verified afterwards. Fin combing is included where coils have been damaged by previous careless cleaning.
Low gas is a symptom, not a diagnosis. Systems are sealed and do not consume refrigerant, so a gas top-up without leak tracing means you pay for gas that leaks out again within weeks. Our process is to measure standing and running pressures against the manufacturer's specifications, recover the remaining charge, pressure-test the circuit with nitrogen, locate the leak with electronic detection or soap solution, repair it, vacuum the system down and recharge to the exact specified weight. We record pressures and the charge weight in your service report. The wrong way is the annual top-up habit, which masks a leaking evaporator until the compressor runs dry and fails. A compressor replacement costs many multiples of a traced and repaired leak.
In Dubai humidity, a single ducted unit can extract tens of litres of water a day, all of it running through a narrow drain pan and pipe. Dust mixes with that water and forms biofilm slime that narrows the line until it overflows, usually onto ceiling tiles above your reception desk. Our drainage service flushes the pan and line mechanically, checks the trap and the pump where fitted, verifies the fall on the pipe run and tests flow under simulated peak humidity conditions. The wrong way is a chemical tablet in the pan and nothing else. The right way includes a float switch test, because a working float switch cuts the unit off before an overflow rather than after. That switch is the cheapest ceiling insurance you will ever buy.
When one meeting room stuffs up while another freezes, the problem is rarely the unit. It is duct leakage, closed or failed dampers, or an unbalanced system. We inspect accessible duct runs for leaks and detached insulation, which in a Dubai roof void loses cooled air to a fifty-degree space. We check damper positions and operation, clean supply and return grilles, and can rebalance airflow across zones so conditioning matches occupancy. The wrong response is turning the thermostat lower and paying for it all summer. The right response is measuring airflow at each grille and correcting the distribution, which often lets you raise the setpoint by two degrees with no comfort loss. That is a permanent DEWA saving, not a repair.

For commercial units in continuous use, a full service every three to six months is standard, with filter checks more frequent during shamal dust season and peak summer. High dust locations, such as ground-floor retail near construction, need shorter intervals. We set the schedule after the first inspection.
Rarely on its own. Sealed systems should not lose gas, so a top-up without leak tracing is temporary and can damage the compressor if the charge is wrong. We pressure-test, find and repair the leak, then recharge to the manufacturer's specified weight. That fix holds; a blind top-up does not.
For a typical office with several FCUs or splits, a full service including coils, filters, drains and gas checks takes three to five hours. We schedule it outside trading hours where needed so your team is not working in a warm unit while coils dry and airflow stabilises.
