Last summer you probably paid for at least one emergency callout that a scheduled visit six weeks earlier would have prevented. An annual maintenance contract turns repair spending into a predictable monthly or quarterly cost, planned around the Dubai season. This page explains exactly what a contract covers and where reactive callouts still apply.

What the contract includes

A standard AMC covers scheduled preventive visits, typically quarterly, aligned to the seasons: pre-summer AC servicing in spring, a peak-load check in July or August, post-shamal filter and coil cleaning, and a winter inspection of water heaters, drainage and electrical connections. It includes unlimited diagnostic visits, priority response ahead of ad-hoc callers, minor consumables like filters and sealants, and batched handyman tasks during scheduled visits. Labour for covered preventive work is included. Parts and repairs arising from genuine component failure are quoted separately at contracted rates, never inflated. The wrong way is a contract that covers everything on paper and nothing in practice. We state exclusions in writing before you sign.

Contract versus reactive callout: the honest comparison

A reactive callout gets a full inspection fee, an emergency rate if out of hours, and no priority. A contract client gets the same fault diagnosed under an included visit, parts at contracted rates, and priority scheduling. Consider a typical failure chain: a fouled evaporator coil raises running cost all summer, then ices the compressor, then fails it. The coil cleaning is a contract item. The compressor replacement is a four-figure repair plus days of reduced cooling. Multiply one avoided major repair per year against the contract fee and the arithmetic is usually decisive. Scheduling around the Dubai calendar

Contracts are not twelve identical visits. Dubai maintenance has a seasonal rhythm and we build it in. April and May: full AC service, gas pressures, condensate lines and coil cleaning before temperatures pass forty degrees. June to September: shorter mid-season checks, filter attention during shamal dust events, and monitoring of drainage under humidity swings, when condensate volumes triple. October to March: electrical load inspections, water heater servicing, drainage clearing before the cooler entertaining season for retail and hospitality. Visits are booked around your trading hours, including overnight or weekends where needed. You receive a written report after each visit listing findings, work done and anything flagged for future attention. No surprises, no vague invoices.

Accountability and reporting

Contract clients get a named supervisor who attends or reviews every visit. Each visit produces a report: photographs of before and after conditions, readings taken such as gas pressures and amperage draws, and a defect list graded by urgency. The wrong way is a contractor who visits, invoices and leaves no record. The right way is documentation you could hand to a landlord, an insurer or an auditor. If your lease requires evidence of maintenance, our reports satisfy it. If a covered fault recurs within the warranty period on our repair, we return at no charge. How much does an annual maintenance contract cost?

Pricing depends on the number of AC units, the size of the fit-out and visit frequency. We quote after an inspection rather than offering standard rates, because guessing produces either inflated contracts or excluded work later. The inspection fee is AED 200, refunded if you proceed.

What is not covered by the contract?

Component replacement, major repairs and any work arising from misuse or third-party interference are quoted separately at contracted rates. We list exclusions in the contract document before signing. Diagnostic labour and preventive work are covered, so you never pay to find out what is wrong.

Can we start a contract mid-year?

Yes. Contracts run twelve months from the start date, so the seasonal schedule shifts accordingly. Starting in July means we prioritise the peak-load inspection immediately and back-fill the pre-summer service within the first cycle. The seasonal calendar adapts to your start date, not the other way round.
